
Since Mechanical Energy Solutions (MES) opened its doors 12 years ago, our company has been building comprehensive cogeneration, HVAC, and building management solutions for commercial properties around the world.
These solutions were customized to meet the needs of each property owner. Some were looking to lower operating costs and create new revenue streams. Others wanted to reduce their carbon footprint, be more energy-efficient, or integrate green energy into their buildings. Still more wanted a blend of all of the above.
By working with MES, every client has gotten exactly what they needed for their businesses or organizations. Here are some of the solutions that we’ve customized for companies in New York City and are proud to have worked on over the past decade.
Mount Sinai Health System
At Mount Sinai Hospital on Madison Avenue, MES installed a 1.5 MW combined heat and power (CHP) cogeneration system with a 120kW Organic Rankine Cycle (ORC) to supply the building with electricity. CHP systems generate two types of energy while only using one energy source. This allows the building to not only generate its own power, but do so more efficiently than drawing electricity from the local utility.
We also replaced the direct expansion air conditioning unit and upgraded the HVAC system with three 6,000 MBH boilers and a condensate recovery system with three condensate recovery tanks and two heat exchangers and pumps. These work together to capture waste heat from the condensate and redirect it to reheat domestic water supplies.
At the Mount Sinai West campus on 10th Avenue, MES provided preheating functionality to their air handling units and added 35-to-60-ton water cooling package units and all associated mechanical replacements aimed at generating energy savings. Additionally, we installed a whole new building management system to streamline power and HVAC functionality, maintenance, and controls.
These changes are saving Mount Sinai Health System nearly $1 million in energy costs annually and have greatly reduced energy usage and carbon emissions.
600 Third Avenue
The 42-story building at 600 Third Avenue in Manhattan is currently enjoying the benefits of having integrated MES HVAC and energy solutions. Close to Grand Central Station and four subway lines, this property is managed by L&L Holding Company and offers prime real estate positioning for retail and office use.
The first year after MES upgraded the building’s energy and HVAC systems, they:
- Saved more than 12,340 kWh in energy usage.
- Cut annual energy expenses by more than $214,000.
- Saved $30,000 on system maintenance costs.
- Reduced water usage by 402,000 gallons.
This project qualified for more than $123,000 in incentives from the local utility and helped the building qualify for a higher Energy Star rating and LEED certification.
