When the historic Clock Tower Building in Lower Manhattan was going to be converted into luxury condos, Nautilus Controls was contracted to update the property’s HVAC and BMS systems for Tribeca’s upscale modern life.
Now called 108 Leonard, the building needed new HVAC controls, specs for a custom building automation and temperature control systems, and a sequence of operations for HVAC controls. We provided all of the installation work and furnishings associated with static and pressure-sensing devices, including all conduits and wiring, regardless of the required location within the piping and ductwork systems.
Nautilus Controls also installed:
- Monitoring control panels and devices.
- Interlock wiring and alarm devices.
- Condenser water, chilled water, and hot water systems.
- AHU and outside air units.
- Cooling tower makeup systems, including cooling tower alarms and sensors.
- Chiller systems, including refrigerant leak and exhaust systems.
There are 451 fan coil units in the building used for apartment cooling and heating. We installed thermostats for all of these units and controls for both the chillers and boilers in the property. Finally, we provided controls for outdoor units responsible for circulating fresh air within the building.
