Nautilus Controls was contracted to help convert 1540 Broadway (The Bertelsmann Building) into a more energy-efficient property. The 44-floor building was built in the late 1980s and is one of the few buildings in Times Square to achieve a Class A office space designation. We worked with management to devise upgrades to the HVAC and a custom building management system – all of which would help save energy.
We replaced DX units with more efficient VFD units, as well as installed a 1.5 MW CHP cogeneration plant, three 6,000 MBH boilers, a 120 kW ORC, and a whole new building management system that controls and monitors energy use throughout the facility. As a result, 1540 Broadway saves nearly $1 million annually in energy costs.
